Located at Plot 61 in the Business Core Area of the High-Speed Railway Zone, Shijiazhuang Qiyuan Project is bounded by Jiantong Street to the east, Huishun Street to the west, Huiji Street to the south, and Huihua Road to the north, and is adjacent to the super high-rise landmark of the zone. Based on in-depth consideration of urban skyline control and style coordination, the plot ratio was proactively optimized from 2.0 to 1.72 during the planning stage, and a low-intensity development strategy was adopted to respond to the spatial sensitivity of the high-density urban core area.
In terms of master plan layout, the project adopts an enclosed layout, with the north-south direction as the main axis and the east-west direction as the secondary axis, forming a spatial framework of "cross-shaped central axis + central courtyard". Nine buildings—including 5 buildings of 11 floors, 1 building of 10 floors with a 2-floor podium, 1 building of 10+1 floors, 1 building of 9+1 floors with a 2-floor podium, and 1 independent supporting service building—are arranged in an orderly manner along the plot boundary, presenting an overall volume gradient of "lower in the south and higher in the north". This strategy not only effectively alleviates the urban sense of oppression on the southern street, but also forms a scale transition with the super high-rises in the north, creating an urban skyline with a rhythmic and hierarchical outline. All residential buildings are strictly arranged in a north-south orientation to maximize compliance with sunlight regulations and optimize the efficiency of natural ventilation.
A large-scale sunken courtyard is set at the core of the community, serving as a key node of the three-dimensional greening system. This space extends downward to activate the underground interface and connects upward to the elevated areas on the first floor of each building, forming a vertically connected ecological corridor. Combined with cluster green spaces, inter-building gardens and roof greening, a multi-level and multi-functional composite green space system is constructed, realizing the integration of high ecological coverage and all-age friendly activity scenarios within the limited land.
