Chelsea Waterfront is a landmark residential-led masterplan located on the north bank of the River Thames in the Royal Borough of Kensington and Chelsea. Centred around the reimagined Lots Road Power Station, this ambitious brownfield regeneration project has reconnected neighbouring communities through thoughtful placemaking and urban design.

Over a decade in the making, Chelsea Waterfront reflects a collaborative project environment built on long-standing relationships and trust. The masterplan established a clear vision for the site, including a cohesive material palette and a well-structured landscape strategy that integrates seamlessly with the surrounding context.

The development has transformed a previously inaccessible site into a vibrant, mixed-use neighbourhood. It delivers 710 homes—39% of which are affordable—alongside green spaces, retail, office space, design studios, restaurants, a nursery, and a health centre. These elements work together to foster a strong sense of community and support sustainable economic growth.

Chelsea Waterfront is designed to meet the evolving needs of its residents, local businesses, and the existing community. Enhancing the wider neighbourhood by improving safety, access to green space, and public amenities. Over 600 metres of the Thames Path has been opened alongside new accessible, pedestrian-friendly routes that connect the site with adjacent communities. Over 50% of the site is now public realm.

The development blends mixed-tenure contemporary buildings with sensitive refurbishment and equitable quality. At its heart, the restored power station offers sheltered public realm and community access to a unique heritage asset, activated by neighbourhood uses.

Chelsea Waterfront sets a benchmark for future regeneration, with the retrofit of the power station positioned as central to the vision.

It shows that taking responsibility for how long-term planning, design excellence, and community integration can deliver meaningful and lasting urban transformation.
